Just like fintech in finance, proptech has become a buzzword in the real estate industry. Fueled by the rise of new technologies, proptech entrepreneurs are emerging in Japan as well. In particular, as part of proptech wave, real estate crowdfunding is reshaping real estate finance and investments. How much of an impact will the real estate crowdfunding have on the traditionally conservative industry? How much do we need to prepare for it? The purpose of this paper is as follows. First, consider the situation of domestic and foreign crowdfunding, which is rapidly increasing its presence in recent years. Secondary, we point out that crowdfunding diversifies and that it becomes polarized. Third, when considering the possibility of using crowdfunding in urban and regional revitalization, it is considered that the idea of double bottom line investment becomes important, so this concept is introduced. Finally, consider the availability of real estate crowdfunding in urban and regional revitalization and point out issues to be solved.

The purpose of this paper is to introduce the actual situation of Kyo-Machiya and the efforts for conservation and inherit, especially the trend of the initiative of development the fundraising systems including crowdfunding by public sector. As the initiative we have built the unique financial systems by collaborating with citizens, experts, donors and financial institutions to support the owners at the time of restoration, inheritance, pass to other owners and start up new business. For better sustainable supports, studies must be carried out and experiences need to be accumulated.

ENJOYWORKS focus on the bottom-up approach to development to create town and communities with diversity and sustainability. In order to achieve bottom-up development, providing opportunities for people to get involved in the projects over a period of planning stage, building renovation, and even after starting operation is the most important. We utilize investment crowd-funding as a tool for participation. Investors not only support the project financially and receive revenue share, but also are able to involve in project in various ways such as, putting comments about renovation idea on SNS, joining events that cultivate empathy and understanding for the project and build a sense of community, and attending investor meetings that they can think about idea for an improvement on operation. We call this “Participatory crowd funding”. We believe “Participatory crowd-funding” contributes to have them feel like becoming a project member and have a strong and long-term relationship with the project. Actually, there were more investors whose purpose is to contribute to liven up the community or the project, than investors who just focus on their return, according to our actual cases.

The Land Acquisition (Amendment) Act of 1991 in Malaysia to promote economic development has institutionally enabled arbitrary land acquisition. Section 68A newly established in the 1991 Amendment Act has stipulated that whether before or after the commencement of this section, no subsequent disposal or use of, or dealing with, the land shall invalidate the acquisition of the land. This study considers when introducing the land acquisition system for profit-oriented enterprises, what legal provision need to be set to deal with what kinds of situation.

The Malay reserve land system was created in 1913 by the British colonial government so as to protect the land ownership of Malay people from land contests and land sales caused by introducing the land law to promote land development on the Malay Peninsula. This system has been used until today and lands designated as Malay Reservation have been prohibited from transfering, leasing and setting up charge to non-Malays. The development of Malay reserve areas has been delayed. This study considers the future system design concerning the Malay reserve land.

The technological innovation in real estate brokerage, also called “real estate tech” or “property tech”, contributes not only making brokerage business more efficient, but also enhancing autonomy of sellers’ choice and buyers’/renters’ search and evaluation on residential real estate. We examined the effects of internet use and real estate tech on duration and distance in home search, and found that internet use makes buying or selling broader area, and real estate tech intensifies such effects by giving more power to buyers and renters or more credit to public information rather than brokers’advices.
