The purpose of this paper is to analyze characteristics of land use change in relation to distance from CBD, using land use transition matrix. Adopted analyzing method is spectral representation of original transition matrix using eigenvalue and eigenvector. As result of positive analysis, the invariant distribution of each area has close relationship to urbanization potential and kind of land use designated district.
