Abstract

The purpose of this paper is to analyze the “MD” of commercial facilities, clarify the basic components and essential functions, and explore the characteristics of the “MD” that promotes “migratory behavior.” An excellent “MD” is completed by organically combining “Primary Customer Attractors,” “Secondary Traffic Attractors,” and “Potential Facilities(PF).”

Primary Customer Attracters attract customers from a wide area to the facility. Secondary Traffic Attracters encourage customers to move around. PF is defined as a facility that customers are expected to visit. The objective is to create maximum pedestrian traffic and shopping opportunities.
