Abstract

In this study, the following points were clarified about the Makishi Asato urban renewal.

The project was success by transiting from the high FAR type to appropriate building-usage and volume.

By interviews with landowners, it was pointed out that the management cost after the completion of the project and the high property tax are more important than the change in the plan.

The redevelopment building is usually planned as one building, even if the actual building is separated, it was constructed as high grade that matches the property value of financial floors. It acted as regressive burden on the landowners.
